The information on this page is provided for the purpose of assisting anyone interested in learning more about the Connecticut Statute Title 8    (8-30g) Affordable Housing Regulations.  A list of public housing and private units built under 8-30g law can be found at this link.  The following information has been provided as a reference for tenant and property owner to determine annual rent levels and household income for set-aside housing units by bedroom size.  Property management are required by the statute to advertise the units according to the fair housing plan.  Please direct questions or inquiries to the Milford Planning and Zoning office.

Maximum Rental Housing 1BR Calculator & State Median Income(SMI) - Current SMI must be used to calculate rent and tenant household income 80/60% limits. A deduction of Utility costs from monthly rent is required.

CT DOH State Median Income (SMI) for Milford/Ansonia/Seymour Area and CT State Utility Allowance Schedule.   SMI is use to determine the rent and income limit by household size. The State Statute 8-30g regulations for Set Aside Units and the Affordability and Fair Housing Plan for each development.  To determine "the lessor of" compare the State Area Median Income (AMI) and HUD Area Median Family Income (FMI).  The unit Utility costs are documented based on the actual cost. The property management deducts the utility cost from monthly rent allowed to determine the maximum monthly rent each year.  HUD Fair Market Rent  For current data go to https://www.huduser.gov/portal/datasets/fmr.html
